Why is finding just the right apartment in Uptown Dallas so hard? Well, there are a number of reasons we’ve outlined below. Hopefully once you understand them, it should make your search a little bit easier.

#1) Pricing changes every day!

Until a few years ago, property managers would set pricing for individual floorplans in their buildings every Monday morning, outline any specials to be promoted to their staff and normally leave this pricing intact through that weekend. Now? Most properties have automatic pricing software such as LRO or Yieldstar, that use algorithms to re-calculate pricing on at least a daily (if not hourly) basis. Factors included in these calculations include things like traffic to the property, how many of that same type of floorplan are available, how long ago notice was given on it, how many leases have been procured that week and even down to things like the weather. It’s crazy. This means you can go and tour an apartment on Monday afternoon, decide to sleep on the decision, go back to the property Tuesday morning and the price will have increased by $100 a month. Not cool.

#2) FAKE Rental Advertisements

The amount of FAKE advertising by the apartment locating industry in Dallas is insane. Just go on Craigslist, Trulia, Zillow or HotPads and look. Actually, you probably already have. You’ll see literally thousands of ads for apartment rentals in Uptown Dallas for $700 a month. For a 900 sq/ft apartment. On Mckinney Ave. In a high-rise. With wood floors. And granite counters, and stainless-steel appliances, and a private terrace. And a free unicorn. And, well, basically, these places just don’t exist. These ads are designed to make you call these disreputable agencies who will inform you that you just missed out on the place, but they have a similar one going for $1200 per month and is that OK? Or they’ll make you sign a tenant-rep agreement in order to see the place, and at that point the price will magically increase. But now you’re tied into a contract with that locator and you have to use them. If any locator asks you to sign an agreement – refuse to do so UNTIL you have seen the exact advertised property and confirmed it is available. Just to let you know we are the ONLY locating company in Uptown that doesn’t advertise on Craigslist, and we are also the only agency that updates all of our property ad pricing daily.

#3) The Internet

Nearly every apartment building in Uptown Dallas now uses online leasing systems that allow people to lease an apartment from literally any Internet connection anywhere in the world. So you could actually be touring an apartment that was available when you left the leasing office, but leased WHILE you were inside looking at it. Seriously. This has happened before. While it’s very frustrating, there is actually nothing you can do about it except to make sure you only see the very best apartment options, see all of them in one day if possible, and make a decision as soon as you can.

Basically, what we’re saying is that unless you know the market as well as our agents, and have access to a constantly-updated pricing/availability system like they do, you’re better off just using our free apartment locating services. Our agents keep more of their commission than any other locators in the area, which means they work with less clients at one time, which in turn means that their customer service is fantastic. If you’re looking for a new place to call home, please start off by calling our office at (214) 754 4730. We promise to take good care of you.

What our clients are saying

I called a few apartment locating agencies when I was searching for a new apartment but when I spoke with your agent I felt especially comfortable. Unfortunately for them, as an attorney, I was extremely picky and was also working within a budget. Nevertheless he drove me around and showed me approximately 10 apartments. He knew all the pros and cons of each apartment and he was not hesitant to be candid with his opinions on each place. Unlike others in his profession, he was less concerned about getting me to sign a lease immediately, and more concerned about finding a place for me that he knew I would like and feel comfortable with. After our initial search, I was still unable to make a decision. As weeks passed he updated me on price changes and other important factors to consider as the market fluctuated. I thought I had made my decision and right before I was going to sign a lease on one place he called me and wanted me to check out another place that had just been built. He thought I would really like it - he was right. He got me this great place at a very good price. I've currently been living in the new apartment complex he found for me for about 4 months now and I love it. He did a great job and I am very happy with their service. He is extremely professional, patient, and courteous. I would recommend him to anyone.

Christian was fantastic to work with, and helped us get the perfect house within a week! He was incredibly responsive and accommodating, and consistently followed up with us to be sure everything was going smoothly. He even checked in with us after our move to make sure we were settled in and satisfied with the property. He understands the real estate market in Dallas, and will give honest feedback about any property or item on your list, and knows the ins and outs of the varied locations and neighborhoods in Dallas. He was a great asset to have in the crazy, fast-paced, hectic and sometimes stressful home search! I highly recommend you contact them for your next home search!

Jake Swinney was referred by a friend of mine. He was absolutely accommodating and patient with me. He provided vast amount of information regarding pros and cons of every apartment complex. He thoroughly planned out the day to make our search more efficient. He also furnished the leasing office with my information to streamline the process. He was extremely helpful and approached every leasing management as a professional realtor representing on my behalf. He remained unbiased to every apartment complex and focused only my specs. Although it is his job to search for apartments, he exhibited great enthusiasm and determination to find the right one for me. Above all, he did no exert any pressure and allowed time for vacillation among the many choices that lied before me. At the end of the day, I chose a brand new apartment complex that embodied my main specifications. I highly recommend Jake Swinney!
